Building Air Test - Part L1A Regulations for New Dwellings

Using CPS's own specialised designs and manufactured equipment we carry out building air test services in Suffolk, Cambridgeshire, Essex and Norfolk. This includes air tests on new build houses, bungalows and individual flats. Based near Ipswich, we carry out work in areas including Chelmsford, Cambridge and Norwich.

Air testing regime using Approved Construction Details

• One of each dwelling type will need to be tested
• If any dwelling fails the building air test then the remedial work needs to be carried out and a further test carried out. A further dwelling also needs to be tested.

Air testing regime when not using Approved Construction Details

• If any dwelling fails the test then the remedial work needs to be carried out and a further test carried out. A further dwelling also needs to be tested.

For Developments of two or less houses then a figure of 15 m³/hr/m² can be used for the BER Calculation and no test is required. Alternatively if the same contractor has built the same design in the previous 12 months and can prove a compliant result then also no test is required. (BER: Building Emission Rate – from SAP calculations)

All Inclusive Service

Should an air test on new build fail, CPS's experienced staff will work with you to locate the air leakage paths and advise on sealing. Once the leakage paths are sealed by site staff we will carry out further air tests on the same day to try to obtain compliance at no extra cost.

Further visits however, on another day, will charged at the same fee again.
